DC Partners secures $68.6M C-PACE loan for Fredericksburg’s Meuse

Nuveen Green Capital’s financing completes the reported construction funding for the 22-acre hotel-and-retail development, replacing an earlier hotel loan arrangement and adding retail capital.

Financing covers hotel and retail

DC Partners secured $68.6 million in commercial property assessed clean energy financing from Nuveen Green Capital for the Meuse in Fredericksburg, Texas, according to a November 6 report by The Real Deal republished by Yahoo Finance. The report places the transaction in October 2026 and describes the 22-acre hotel-and-retail development as fully financed. DC Partners bags $69M loan to complete Fredericksburg hotel-retail project

The loan allocates $53.2 million to the Kimpton Fredericksburg hotel and $15.4 million to the retail component, the publication reported. The hotel allocation replaces a C-PACE construction loan that DC Partners had previously negotiated with Petros, which is owned by Apollo. An exact closing date was not disclosed. The financing follows $104 million raised from 130 EB-5 investors, according to the report. Logan Walker, DC Partners’ vice president of investments, told the publication that the C-PACE financing carries a locked rate and is intended to serve the project during construction, stabilization and longer-term ownership. Capital secured; leasing remains in progress

The Meuse’s retail space was more than 50% leased, Walker told The Real Deal. That leasing milestone accompanies the financing completion, but the report did not provide an exact leased percentage or a project opening date. DC Partners bags $69M loan to complete Fredericksburg hotel-retail project

The Basis analysis: About 77.6% of Nuveen’s loan is allocated to the hotel, making it the principal use of this financing. For investors, the distinction between replacement financing for the hotel and additional capital for retail matters: the $68.6 million is not entirely incremental funding on top of the earlier hotel arrangement. The reported completion of financing also remains distinct from completing construction or leasing the remaining retail space.
