Acquisition adds to Tuxedo Road holdings

Terreno Realty Corporation acquired a fully leased industrial property in Hyattsville, Maryland, for approximately $23.1 million, according to a Nov. 6 company announcement. The purchase of 5000 Tuxedo Road closed Nov. 5. Stockwatch

The property has a 36,000-square-foot building on 6.1 acres, with 17 grade-level loading positions. It is leased in full to one tenant, Terreno said. The company did not identify the tenant or seller in its announcement. Stockwatch

The acquisition is adjacent to Terreno’s property at 5380 Tuxedo Road and near the intersection of U.S. Route 50 and the Baltimore-Washington Parkway, less than a mile outside Washington, D.C., according to the company. The deal adds a neighboring parcel to Terreno’s holdings in the area. Stockwatch

Estimated return

Terreno put the estimated stabilized capitalization rate at 5.4%. The company said that measure uses annualized cash-basis net operating income stabilized to market occupancy, divided by total acquisition cost. That cost includes the purchase price and other expenses, such as due diligence, closing costs and estimated near-term capital and leasing expenditures. Stockwatch

The estimate gives investors a measure of the return Terreno expects at stabilization, rather than a reported current yield. The company cautioned that its forecasts are subject to risks and actual results may differ. Stockwatch
