The Bowen Completes Downtown Brooklyn Conversion With 71 Condos

Urban Development Partners has completed the 71-condominium conversion at 289 Schermerhorn Street. New one-bedroom listings start below $800,000.

Construction is complete at The Bowen, Urban Development Partners’ conversion and expansion of a prewar office building into 71 condominiums in Downtown Brooklyn, finishing a long-planned construction project as marketing continues for its residences.

The building at 289 Schermerhorn Street now rises 13 stories, according to New York YIMBY’s November 5 report. Construction manager Sciame separately lists completion in 2026 and confirms the 71-residence program. Neither source establishes November 5 as the date construction finished. New York YIMBY

GF55 Architects designed the conversion, with CL-OTH handling the residential interiors and shared spaces. The project combined work within the former seven-story office building with a substantial vertical addition, rather than relying solely on dividing existing office floors into apartments. Sciame says the construction required structural reinforcement, restoration of the original exterior and a new rainscreen on the added floors. Work proceeded in phases to allow the lower commercial levels to be fitted out while residential construction continued above. Sciame

YIMBY reported that the ground-floor retail space was finished but unoccupied when it visited. The report does not identify a retail tenant. The building stands between Bond and Nevins streets, close to the Hoyt–Schermerhorn and Nevins Street subway stations. New York YIMBY

New Listings Below $1 Million

Current sponsor listings provide a more specific picture of pricing than the development’s earlier launch materials. Douglas Elliman listed Residence 6E, a 541-square-foot one-bedroom, for $785,000 on November 4. The listing quotes $534 in monthly common charges and $931 in monthly property taxes. Residence 10E, also listed on November 4, is a 679-square-foot one-bedroom asking $985,000. Its listed common charges are $674 a month, with monthly taxes of $1,176. Both apartments are being marketed at approximately $1,450 per square foot. These are asking prices, not recorded transactions, and the listings do not establish the building’s overall absorption rate. Residence 10E listing

The broader residential mix runs from studios through three-bedroom homes. Broker materials identify interiors by CL-OTH and amenities including a fitness center, children’s playroom and landscaped roof deck. Sponsor and broker building information

For the development team, the next measurable milestones are residential closings and retail occupancy. The completed conversion has brought a substantial condominium offering to Schermerhorn Street, but the public information reviewed does not yet show how much of that offering has translated into closed sales.
