MetLife Adds 47,628 Square Feet at 200 Park Avenue

The insurer's 10-year expansion adds to a run of major tenant commitments at the Grand Central office tower.

MetLife has signed a 47,628-square-foot expansion at 200 Park Avenue, increasing its presence at the Irvine Company-owned tower to approximately 500,000 square feet, Commercial Observer reported Thursday, citing CBRE. Commercial Observer

The 10-year deal enlarges MetLife's roughly 450,000-square-foot footprint by about 11 percent. The half-million-square-foot figure represents its total occupancy after the expansion.

The asking rent was not disclosed. CBRE's Mary Ann Tighe, Howard Fiddle, Peter Turchin, Evan Haskell, Brett Shannon and Julia Passante represented Irvine Company, while JLL's Patrick Murphy represented MetLife, according to Commercial Observer.

Building on a long-term commitment

MetLife had already secured its headquarters at the tower through 2038 with an 11-year extension announced in December 2023. That transaction covered approximately 400,000 square feet, including the third and sixth floors and parts of the mezzanine, fourth and fifth floors, Commercial Property Executive reported at the time. The timing of MetLife's subsequent increase to roughly 450,000 square feet remains unclear, according to Thursday's report.

The expansion follows other substantial commitments at the property. Gibson Dunn's 361,569-square-foot renewal was reported in January 2026, following Winston & Strawn's 237,815-square-foot renewal in December 2024. Gibson Dunn has occupied the tower since establishing its New York office in 1982. Commercial Observer's January report documented both law-firm transactions. Commercial Observer’s January report

CBRE also extended its approximately 180,000-square-foot tenancy through 2037 in July 2024. At the same time, the brokerage became the building's exclusive leasing agent, property manager and asset manager, succeeding Tishman Speyer. CBRE's announcement described a $200 million reinvestment completed in 2023, encompassing the lobby, dining, wellness facilities, conference space and a landscaped terrace. CBRE’s announcement

An established tower competes on service and access

The 3.1 million-square-foot property sits above Grand Central Terminal, with access to regional rail and subway connections. Its current amenity offering includes a 15,000-square-foot fitness center and a meeting center accommodating 600 people, according to the building's official website. 200 Park Avenue

The dining program has continued to evolve. Irvine Company confirmed in an August 2026 portfolio update that Giulietta had opened at 200 Park Avenue, joining The Capital Grille. Irvine Company’s August update

The succession of tenant commitments illustrates the continuing role of established Grand Central properties in corporate real estate plans. At 200 Park Avenue, the leasing story also provides a concrete view of the changes being made inside older office towers: more places to meet, exercise and dine, alongside access to the region's commuter network.
